Real Estate with Dallice: Setting Showings
Picture this; Work is slow (or you are just want something more fun to do!) and you have decided to spend some time online. Facebook is full of re-posts and political drama, the news is fake, or you wish it was, so you turn to the email you received from me overnight. New listings that match your very specific criteria and your budget too.
There are 4 interesting properties on your “must see” list from this week and you have time tomorrow, so you call and we coordinate our schedules for setting showings.
Commitment to Real Estate Showings
I want to share all this with you, not because it’s not magic or even difficult. What it is, is important. You need to know when you call and I commit to setting showings for you, I’m taking it seriously too. You take time out of your busy day to make this your first priority. It’s my first priority too.
My first job is to look up each property and confirm the details match your criteria, it’s not under contract and there are no showing restrictions for tomorrow afternoon. Then I put them in a logical driving order, starting with the one that’s easiest to meet at.
Real Estate Showing Homework
Between now and when we meet, I’ll do some research. I’ll do my best to familiarize myself with the MLS info. I’d like to also investigate how long the home has been on the market, if it has ever been under contract, whether it has had a price reduction, how much the Sellers bought it for originally and whether or not there was a mortgage recorded. If I think there is a good chance that this house is going to be “the one”, I will generally pull comps to gauge how well priced it is. And for the properties that seem to be generating a lot of interest or have short time frames for offer submission, there will be a call to the listing agent too.
I’ll arrive at the real estate showings with printed info for you, on time and with a smile. Yes, I love showing homes too! On a good day, they lead to a contract on someones dream house. On a bad day they are educational, inspirational or a good chance to spend time with you.
There is no down-side!
