Coal Creek Ranch in Louisville, is a neighborhood I have written about before. Perhaps because I have several clients who have bought into this golf course neighborhood, perhaps because I know that when I’m showing here, I am sure to showing something special.
Even if golf is not your thing, when the neighborhood winds in and around this amount of green space, you are sure to experience your share of wildlife, view and a peaceful lazy feeling. It’s a good life!
Right now Coal Creek Ranch area in Louisville is under inches of snow. The Coal Creek Golf Course is still a place where numerous species of birds are found and other critters too… But instead of golfers, you might see cross country skiiers, as I did last week. Why not? After all, the Coal Creek Golf Club is closed right now anyway. Not because of the snow, but since September 2013 when that 1000 year rain did some serious flood damage to the course.

An analysis of how the market is doing. Running the numbers will be done more specifically for an individual buyer or seller, but here is an overview of the entire Coal Creek Ranch community…
This includes the patio homes off Cherryvale Rd (Fairfield Ln), the larger custom homes along Pinehurst Ct and Manorwood Ln and the slighter smaller and more affordable ($500’s) homes off Dillon Rd, along Saint Andrews Ln and Turnberry Circle area.
Yes, it looks like the Coal Creek Ranch neighborhood is right in line with the rest of Louisville. The market is more active in the spring and summer months… Get ready… Here it comes!
A quick look at price per finished square foot is also a good overview, but you need me to produce something more specific when figuring out a value for any home in particular.
This chart is using Price per Finished Square Foot (including basement area). In the event that the home you seek/have has an unfinished basement we would compare it to other homes with unfinished basements and use price per finished Square Foot – not including basement area. We could also just use total square footage, unfinished and finished total, to get a better picture of where you should be listing your house or what your offer price should be.
One more thing to consider when getting ready to sell (and indeed when offering on a house in Coal Creek Ranch, Louisville)… What is the general market trend?
- If home prices are still rising, we want to stay ahead of the trend line and price a little higher. Don’t leave money on the table!
- If prices are in decline, we need to price a little lower than comps or risk chasing the market down… Never getting the offer that the house is worth and worse, not selling at all but instead lining yourself up for a “walk of shame” series of price reductions. One step behind.
I want to be clear. I’m not the Realtor who is one step behind. If you chose to work with me, we will be looking at current and past data, but also projecting… to stay a step ahead. Just like keeping up with staging trends, maintaining current (seasonally appropriate) photographs and doing extensive due diligence, pricing is a piece of the overall picture that will get you the end result that you deserve.
Speaking of due diligence, let’s look at Coal Creek Golf Course. Closed. Flood damaged. Raising questions for buyers, not surprisingly! The City of Louisville is re-doing the golf course… Will that change the view a homeowner has? The experience the neighborhood enjoys? The value of the property I’m buying? Any of the qualities that I expected to help with resale?
A complete redesign involving changing the order of the holes, to just fixing the damaging so it will look the same as pre-flood, were rumored. So I called the City of Louisville and was directed to the following Coal Creek golf club plans, dated January 24th, 2014.
My buyers were interested in the damage, repair, re-working of Hole 14. Will their potential new home on Saint Andrews Lane still overlook a pond? Will a change to the area result in increased risk of golf ball damage to house siding?

In this Realtor’s opinion, the City of Louisville has a great plan to bring the Coal Creek Golf Course back to its former beauty and function. They are spending millions of dollars and the Coal Creek Ranch neighborhood will benefit for sure. Not only will this be an improved course for those that golf, but the view and value of homes that directly border the course will also improve.
Post flood fixes that actually improve on the original amenity are one of the my favorites on the list of things to be grateful for after the September 2013 flood!
