In summer, a stroll through Old Town Longmont CO yields blocks of historic homes, complete with flourishing English-style gardens. Colorful flowers bombard the senses, residents play, work and enjoy the strong community aspect of this area.

Architecture is diverse and interesting. A short walk to Main Street and thereabouts, puts you right in the thick of a downtown that is enjoying its revival. Shops, restaurants, bars and galleries line Main Street. There is always something going on!

From earlier posts, you may have gathered that my research led to me to publish data confirming Longmont prices are about 15 years behind Boulder. Feet on the ground, house hunting… What does that mean for you?

It means that for $150,000 to $400,000 you can buy yourself a house in Old Town Longmont CO. Don’t get me wrong, $150,000 is not the answer to a move-ready, cute little bungalow. You’ll be walking distance to Main Street but you should be prepared for a property that is closer to the railroad tracks and that needs updating.

Let’s discuss the railway line for a minute. This is an important aspect of Old Town Longmont CO. If you are considering this area, your due diligence should include train information.

1. Trains are fairly regular. (Yes, even in the middle of the night!) They go across the south side of downtown and head north/south on Atwood Street. THE TRAIN TRACKS ARE RIGHT UP THE MIDDLE OF ATWOOD STREET.

2.  Federal law mandates that the train must blow its horn 15-20 seconds before the train gets to a public grade crossing. You got it… Each time a train passes along this track, it will blow its horn before EVERY road intersection. That is a lot of train horn noise. It’s not for everyone.

I would suggest a buyer (or renter) looking to make this cute area their home, consider a short stay here to really get a feel for what they are committing to. Personally, I grew up near a railway track, in a busy logging town, in New Zealand and have resided in both London and Sydney near train stations…. I’m an adaptable person with no sleep issues and could once again get used to the train noise. However, most people are not. If you have a dog that howls in response to horns, a baby that is a light sleeper or you have sleep issues yourself, I’m going to advise you steer clear of the south and east sides of Old Town. There is a plenty of cute on the west side and the higher price will be worth it, in your case.

If you think Old Town Longmont CO, east side, is the place for you, go ahead and explore it further. How about this… Either before you put a house under contract or just after (and before your inspection objection deadline has passed) book a two night stay in a home that is located in the area. Airbnb.com has several options located in Old Town. For $60-70/night, be the guest of a resident who lives in this part of Longmont CO.  Not only will you have the opportunity to experience the noises of the area, but it’s a good chance to get to know the neighborhood on a personal level, “interview” a resident or two and perhaps meet some new neighbors! Genius, right?

I’m sure it comes as no surprise to anyone that my favorite is the highest priced one! This Dutch Colonial has 4 bedrooms, almost 4,000 finished square feet and sits on about 0.21 acres – which is considered a large lot. Timeless character lends itself to curb appeal and with an address at 1126 3rd Ave, this home is located in the most gentrified part of Longmont’s Old Town. One could say it’s Longmonts equivalent of Boulder’s Mapleton Hill, even!
