Louisville CO house finds new family, new love life, new beginning!
It was not the biggest house I showed them in Louisville CO. Nor the grandest. But when my buyers walked in the door of this house on Dahlia St one warm June evening, it was love at first sight… And maybe that surprised us both a little!
Rarely does “when you know, you know” appear so clearly when it comes to real estate shopping. We are living in a strong sellers market, a time when buyers have just minutes alone in a property to decide if this is the one to make an offer on. As if time isn’t enough of a kick in the pants, let’s also acknowledge the reality of market value. Homes are going for more than list price in most cases, and list price is hard to substantiate with comps because the market is still trending up. Yet buyers are faced with the task of deciding not just if to make an offer, but how much (over asking price) is it worth to them?!
Taking new buyers out home shopping is kind of like asking them to step into a pressure cooker. I don’t underestimate the stress it places on a life, a relationship, a budget!
Getting back to Dahlia. The evening light warmed the A/C cooled house, through large windows. It bathed colored walls, interesting furniture and some seriously Kermit the Frog green cabinetry in the kitchen. My buyers exchanged excited glances and within minutes knew that this was “the one”. They called their only daughter, a teen having a girls night with nearby friends, and rushed over to pick her up. In part, she was the final decision maker.
The offer was in that night and accepted the next day. We were off to the races … And they were off on a camping trip for the weekend!
Now I’m not going to say it was all smooth sailing, because there is nothing quite like underwriter conditions such as “explain in a letter the recurring $9.99 payment for your online yoga subscription” to break your zen mood and create frustration at the process. However, we cruised through inspection and closed on time. The buyers are deliriously happy and can’t wait to move into their first Louisville CO home very soon. The Seller’s were super nice, cut from the same cloth and excited for them too.
Closing was a chatty, smiley, fun affair. The type of closing that was actually very important to the Buyers. It was big part of the vision and completed their dream home purchase perfectly.
