Northern Colorado real estate data – Analysis of the 2013 real estate market

Northern Colorado real estate is diverse.  There is something here for every buyer… And a buyer for every Seller too.  Whether you are considering buying or selling in the foothills of the Rocky Mountains, are seeking a snow capped view that is best found from the high plains, or something in between, there is a real estate here that suits you. A home appropriately sized and priced for you, a place to feel energized or restful, an environment perfect for your work-play-life balance.

Below is a brief overview of what the northern Colorado real estate market looked like in 2013.  It is a quick comparison of median sale prices throughout the year in Boulder, Broomfield, Erie, Lafayette, Longmont, Louisville, Superior and the mountains and plains nearby.

A few things to note…

1.  The average days to contract is always a little longer in the first and fourth quarters of the year.  The days are colder (read: buyers are less inclined to go shopping) the daylight hours shorter (read: by the time Buyer gets out of work, it’s dark already) landscaping has that tendency to look less than ideal, and Sellers have a lot going on between Thanksgiving and New Year and often need a break from showings during this time.

2.  The average days to contract for mountain properties is typically longer than other northern Colorado real estate.  The Buyer pool for living in the mountains is smaller.  It’s a lifestyle choice and everything from shorter summer and longer winter seasons, a more complicated and longer commute and septic systems/well water has to be considered.

3.  In regards to median sales price, Boulder is the most pricey location in the northern Colorado real estate market.  It’s a great city!  Flanked by the Flatirons, kept lively by CU, a hot bed of entrepreneurship and surrounded by miles of open space and trails… That is Boulder.  For those Buyers looking to move to this area who don’ t want to or can’t afford to purchase Boulder real estate, there are other options.  Within a 20 minute drive there is Longmont, Erie, Broomfield, Louisville and Lafayette.  All of which are more affordable, have pockets of homes that are newer, have better storage, more natural light and consistently can be found with 2 car garages!
