The next time a tenant calls and asks if they can paint a room in your property, think twice. Yes, the room needs painting and yes, it seems like they might be doing you a favor – free labor and they pay for the paint too, but are they really doing you a favor? The conversation should not end at “OK, sure”. Consider asking them what color and type of paint they will be using. Are they willing to put it back the way they found it when the lease is up, if landlord requests that? (Colorado landlord … Do you have that clause in your lease?)
Ask yourself; How bad can it be? And… Do I have the security deposit large enough to cover accidental or negligent damage resulting from an unprofessional paint job?
