Immediate Buyer Needs: Boulder County Real Estate

It’s dark as I write this. Early! The ground is still frozen (and so is the air). When the sunlight hits the window and 8 AM rolls around, my day changes. I become less about the maintenance of my business and more about the meat and potatoes… My clients. My first priority and the part of my work that really brings a smile to my face.

#1  Family of 3:  Looking to purchase a house in Louisville. The neighborhoods of “The Enclave” and “Coal Creek Ranch” are of particular interest but all properties are being considered up to $650,000.

#2  Party of one: This young professional is looking to purchase a townhouse in the Erie, Lafayette or Broomfield areas. Should be a minimum of 2 bedrooms. He is well qualified but prefers to keep to <$275,000.

#3 Cash Investor:  Offering a painless quick close for the right 1 bedroom condo on the east side of  CU. Must have a Cap Rate equal or greater than 5%.

#4 Cash/Well Financed: In the $500,000 range and looking for a house/townhouse that could work as primary residence or an investment in the near term.

 

All of these Boulder County real estate buyers are well qualified, organized and have taken the time to learn the market with me. They are not unreasonable or nit-picky, they see value in win-win transactions and appreciate relationships above all else. In my humble opinion, a seller would be lucky to work with any one of these people… Just as I am! 🙂
