Chronic Low Boulder Colorado Housing Inventory
March 2015 showed Boulder Coloraado housing inventory levels >35% lower than this time last year. The problem that plagued the 2014 market not only persists, but is actually worse.
The supply vs demand curve is responding predicatably. In 2014 the median house price for Boulder CO rose to $685,000. A 9% jump from the previous year. The median sold house price in Boulder in 2015 (year to date) is $770,000!

With a buyer flying into town this weekend and ready to buy, I ran a quick check of inventory… What was I going to show them? As it turns out, I can show them EVERYTHING for sale within their financial reach within a couple of hours of them landing Saturday afternoon – And still make it to happy hour!
Check this out:
- The number of house for sale in Boulder (all of Boulder!) under $700,000 is: 5
- 4 of the 5 are under 1400 square feet in size and 2 of the 5 are under 1000 square feet. Slim pickings for a family, huh?!
- Right now, there is only one property for sale south of Baseline right, for under $1,100,000.
2000 Dartmouth Ave is right at the west end of Dartmouth… Not at all close to Broadway. Close to trails and open space, views and a bike path, it enjoys all the dining, shopping and outdoor wonders that South Boulder is known for. This home is also zoned for Bear Creek Elementary School.
NOTE: Bear Creek Elementary School is ranked #1 of 1101 elementary schools in the Boulder Valley School District. Open enrollment, you ask? Not a chance! The only way your kid will be starting school here, is if you live in a home zoned for Bear Creek Elementary.
