Boulder Colorado Real Estate Appraisal for Cash Buyer

If you don’t believe a Realtor that the market is hot and just as soon as properties come up for sale they fly under contract, then ask any appraiser.
Normally the lender has the task of organizing the appraisal for the Buyer. After all, they are the ones who are lending against the property and they understandably feel compelled to ensure that if the property is sold, they will be able to recover the amount they lent the borrower. Appraisals for mortgage qualification are a requirement, of course.
Cash deals are a bit different. Whether or not to have an Boulder Colorado real estate appraisal becomes the choice of the Buyer. My advice is (and has always been) that an appraisal is recommended. I want my buyer to have ALL the information they can, in order to feel super comfortable with their purchase – and an appraiser is a neutral party.

- Yes, I’m ethical and working in the best interests of my clients.
- Yes, I get paid a fee that is a percentage of the purchase price.
So, I have no problem with my clients seeking a second opinion… In fact, I welcome it. If I was in their position, I would ask for a Boulder Colorado real estate appraisal too. It’s a smart decision for any Buyer, anywhere.
Right now I have Buyers with cash. They put a nice property under contract a week or so ago and we are rushing at the speed of light to close this month… In less than 2 weeks actually! Appraisal is the next step and I offered to find them an appraiser. Thirteen calls later and only 2 appraisers had even answered their phone. Yikes! I’m pretty sure the other 11 were not taking a break and watching TV.
The first live voice I got told me the appraiser at that office was booked solid through Memorial Weekend and asked it I would like to be added to the schedule after that point. I had to politely decline because my clients plan on already being moved into their new house by then. 🙂
The second live voice I got turned out to be just the sympathetic ear I needed. Oh yeah, she was busy, but despite having 4 assignments already on her plate for this week, she took my call and listened to my plight. On reviewing the address and neighborhood quickly, she agreed to “fit us in” but because it was now being done in her personal time, the fee was a premium. My Buyers are the sweetest people. They are reasonable, understand value and appreciated both my hard work in finding someone and the appraisers willingness to go out of her way for us. We paid the premium and the appraisal is being done tomorrow… Yes, tomorrow.
What can I say? The universe provided and I am grateful.
