Real Estate due diligence includes understanding the local schools performance/desirability
When selling real estate you need to know who your audience is. Do they have kids? Might they? YES, they care where their kids attend school!!!
Maybe they don’t have kids, yet. But you can be sure they are thinking about resale already – At least they would if they were working with me. 🙂
Buyers are smart. They are getting to know the whole market, not just the street your “for sale” home sits on. They are looking into schools, public transit, commute times, parks and recreation facilities, trails and amenities.
As a Seller, you might (read: DO) want to do the due diligence on your local schools if you haven’t already.
Your listing agent should be playing up your homes strengths and playing down it’s weaknesses. No-one knows the strengths and weaknesses of your home and neighborhood like you do, so be sure to have good communication with your listing Realtor. (I’ll be blatantly honest; Great communication between you and your Realtor is likely to save you or make you money!)
Appeal to buyers, speak their language, add value to attract the right buyer at the right price… quickly!
What value? How about real estate due diligence that uncovers the local elementary schools performance data? What if this data was the defining moment for the buyer tossing up whether to buy your home or the one zoned for the “other elementary school”? Consider this; As a buyer is determining whether or not to put an offer in on your house, he/she is running numbers, doing area and real estate due diligence AND gauging what sort of person the seller will be to work with. You need to be seen as the attentive, friendly and giving type. Sending good energy and great information to the buyer, just because you care. Part of this picture is the offering of information that their family finds helpful… Showing them you understand their needs and want to help meet them.
