You can imagine my delight when a client of mine requested to see a penthouse unit currently on the market. There are just 3 penthouse units… 401, 402 and 403 and only one is for sale. It is by appointment only and the Buyer must be pre-qualified to get through the door. Unit 402 at The Arete Boulder is located front and center. It faces west and sunlight bathes almost every room. The master bedroom, with windows almost floor to ceiling, is a restful place, perched high over Canyon Blvd, with views of the Boulder Library and Boulder Creek below, to the Flatirons above. Unit 402 has a wider and more southern facing balcony than its neighbor, 403, to the east. While 402 features that lovely rounded SE corner room that is visible from the street below, in fact I personally prefer the more private and slightly smaller middle unit, with the additional sunlight. The third penthouse unit (401) is a whole ‘nother level of living. It’s position on the SW corner of The Arete Boulder and it’s additional square footage (5400+) and multilevel layout are just a couple of the reasons that developer Stephen Tebo may have decided not to sell. That’s right… after completion in 2012, he held on to the best unit!
Unit 402 has a bachelor pad feel to it for sure, but my client is a woman with her own sophisticated style. She has the admirable ability to observe and appreciate “what is”, while at the same time, the vision to see what “could be”. And I’ll be honest, the pictures that promote this listing in the MLS are not great. Photography is important to me and the message that these pictures send is not one of ultimate luxury and professional design. More than 60% of Americans are primarily visual people! If I had my way, it would shine, be memorable and captivate the online audience.
How does penthouse 402 compare in price to other sold units? Well…1077 Canyon Blvd, PH-2 (402) is currently listed for $4,300,000. The highest point you see on the chart below was the last time this unit sold.
The Arete Sales History
The current owner bought Penthouse 402 in August of 2012 for $4,050,000 and began marketing it for re-sale just 7 months later. Let’s make George Boedecker Jr (Crocs co-founder) an offer he can’t refuse! 🙂
