According to a home selling survey, listing your home on a Friday will increase the number of people who will view the home over the coming weekend AND will result in the home being 12% more likely to sell within 90 days. Yes, this works even in a healthy Sellers Market like we have now!
The survey, conducted by Seattle based brokerage, Redfin, analysed 1.2 million listings.
Maybe the stats don’t lie… maybe they do. Either way, it really couldn’t do much harm to list on a Friday, right?
Correct me if I’m wrong, but as a Seller, your goal is to SELL Colorado property quicker. This doesn’t mean fire sale it! It means price it right, have it in “show condition” and watch it bask in the glow of all that weekend attention.
Keep in mind that the first offer IS often the best offer. It’s the buyer who has been waiting for your property to come on the market. The buyer who is qualified, knows the market and is ready to act on the right house for them.
…Or two weeks from now, when your house has been sitting waiting for someone, you might be lucky enough to get that Buyer who is just starting to search (Read: Still getting to know the market) or maybe the Buyer who has seen all the other homes that might have been better suited to them and they weren’t competitive enough (Read: As well qualified) to snag one.

Despite the fantastic sellers market, your property is still on the market for some reason (and there is a reason). A buyer right now will likely have little competition and will probably feel more comfortable offering lower that you want to accept. This is the Buyer who is saying to themselves “Eh, maybe I could make it work.” Not “This is the ONE for me.” And their offer is coming just at the time you are asking yourself if you should lower the price, to make matters worse!
