Main Street in Louisville Colorado
A leisurely walk down Main Street on a warm summer's evening is delightful. Diners spill from hip restaurants, smells to entice every foodie prevail and the queue for ice-cream at Sweet Cow... Well, let's just say, its worth the wait! Satisfying your urge for community events in winter is just as easy when you don your ice skates at the Steinbaugh Pavilion.
So it came as no surprise to the approximately 19,000 residents of Louisville when CNN/Money and Money Magazine voted it 1st of the 100 best places to live in the USA in 2009 and again in 2011 and again it made the top two in 2013.
Time and again Louisville's schools rank highly (9/10 based on public school test results), the town is reported as a safe community and offers a work-balance lifestyle that is truly hard to beat.
As for real estate, there are less than 10,000 housing units in Louisville and demand almost always outweighs supply. The real estate market is very healthy and has been for a long time. Homes are less expensive than Boulder too... About a third less! In 2013 the median price for a detached home was $453,800 while the median price for attached was an affordable $224,950.
Is it Old Town Louisville? This hip, sort after and quite frankly adorable area, is family friendly and walkable. Homes range in price from the low $400's to the upper $900's, but you will find most family homes fall in the range of $550,000-$700,000. More often than not they are charming remodels with modern conveniences and historic character, occupied by friendly faces.
Also a coveted option... Living within arms reach of fabulous amenities in a newer community with a home owners association. The Coal Creek Golf Course is surrounded by the Coal Creek Ranch neighborhood. Whether it's a short walk to a relaxing Sunday round of golf with friends, or breakfast on the deck overlooking perfect green space, the opportunity is here. This neighborhood features a pool, tennis courts, playground and clubhouse. It is also on the Coal Creek Trail, is 5 minutes from the business district with several dozen restaurants on MacCaslin Road, and is close enough to commuter routes such as US 36 to make your life just a little bit easier.
Then there is Copper Hill. Aim high and prepare to be wowed by the view. Isn't this what drew you to Colorado to begin with? This small neighborhood of under a dozen estate sized lots (1.5-2.5 acres), perched in the highest area of Louisville, is relatively new. In the last 5 years all but one of the lots has been sold for between $250,000 and $450,000. The design goal is one that envisions a diversity of architectural styles. Custom homes will take in breathtaking views from their place on the southeast and southwest corners at McCaslin Road and South Boulder Road. A location equally convenient to Boulder and Louisville.
