Boulder Real Estate showings often need to be done in a super timely fashion (understatement). The real estate market has been suffering from low inventory for a while now and when a listing comes up that matches your clients search criteria, it’s wise to look lively and get out there to see it – before someone else’s client does.
But what if the Buyers are not capable of being physically present for Boulder real estate showings?
Let us not forget that they have “lives” going on while simultaneously searching for real estate… They often travel, get sick or simply have other commitments.
Maybe they are relocating from out of state/country and visits are few and far between so their time for actual Boulder real estate showings is short and super precious. I have personally helped real estate clients relocating from or to Italy, Holland, Singapore, Australia, UK, Hong Kong, France, Japan, Ireland and India and it’s a lot of fun… but a tad more complicated!
Isn’t my whole job about finding solutions to problems? 🙂
1. I wait until the Buyer is available and schedule the Boulder real estate showings then.
This assumes that the property will still be available and the “edge” that might be gained by being quick to write an offer, is not lost. (Good luck with that right now!)
2. I preview the Boulder real estate on behalf of the Buyer.
Yes, this happens quite frequently and I’m no stranger to writing offers on real estate that my Buyer has only seen via the notes and pictures that I took. It relies on me really knowing my client and having heard and understood their needs.
Communication is key! Trust on all sides is crucial.
Listing agents and Sellers also have to trust that we are not wasting their time, the Buyer is serious and I have an above average handle on what will suit the Buyer. After all, it’s fairly easy to terminate a Contract to Buy in the first few weeks and that is NOT what the Seller wants.
3. The Buyer is “virtually” present for the Boulder real estate showings.
I did my first virtual showing a while ago. Buyer B was able to attend, but his fiance was overseas. Not only was she thousands of miles away, she was in a completely different time zone! With a little encouragement she got up extra early, with a little flexibility from the tenants, we showed outside regular showing hours. Then by virtue of Skype, B’s fiance was guided through the Boulder real estate showing. She was able to get a sense of the layout, lighting, storage, all from her seat in Asia. She was able to ask questions as they occurred and they were able to discuss pro’s and con’s together, in the property. It was the next best thing to actually being here for Boulder real estate showings… which I know was the preference of both of them.
So you see… where there is a will, there is a way! A solution to every problem is out there.
A challenging real estate market is an opportunity for me to think outside the box, exercise creativity and add more value to Buyers and Sellers.
