At Silver Fern Homes we seek to reduce the stress associated with rentals. By keeping our property management to a small number of select properties, each landlord and each tenant gets the timely communication and personal service they deserve.
Tenants are screened appropriately and thoroughly
We run a comprehensive background check which includes employment verification, credit check/score, national database eviction record search and sex offender registry search. Calling references personally means we get to ask about their conduct and that of any pets. Questions regarding rent paying history, noise issues, damage/condition they kept and left the last rental in, are routine. Since it never hurts to ask the reference if there is “anything else” we should know… We do that too. Feel free to ask us about tenants without a rental history, foreign citizens and students.
Leases and Paperwork
Leases must be signed and money deposited before tenant gets the keys. Silver Fern Homes prides itself on attention to detail and Landlords receive copies of applications, lease documents and tenant identification.
Rent and security deposits are held in designated escrow accounts in accordance with the rules set forth by the Colorado Division of Real Estate. Accounts are reconciled monthly and with each rent check or deposit a landlord receives, there is a statement/invoice mailed out.
Landlord and Tenant Communications
Problems are resolved quickly and painlessly, for the benefit of landlords and tenants. We keep in regular contact with both parties to ensure everyone is comfortable and their needs are met. Landlord communication is in whatever way works best for them… Email, phone, text, USPS or a combination.
